Location / travel: Based in Lithia Springs, GA, but also with extensive travel to CBRE's client data center project construction sites as required.
Primary goal of the ideal candidate:
Representing CBRE's data center client's QCx Central Program Team, you will work closely (i.e. - " engage" ) with client's local on-site QA/QC/Cx teams at numerous data center construction sites to encourage compliance with the QCx Central Program team's global construction quality programs and initiatives; -- but do so in a diplomatic manner that local on-site teams will see the value of such programs and initiatives.
Ideal candidate has extensive MEP infrastructure commissioning knowledge and expertise and will have the ability to build trust and rapport with the on-site teams so that those teams willingly implement and practice the central corporate team's quality standards and commissioning best practices during the design and construction of large data center construction projects.
Required Skills / Knowledge Base for this job:
Cx Knowledge Base: Strong engineering knowledge of mechanical / cooling systems within a large enterprise data center. Looking for candidates with prior mechanical design experience and/or on-site data center operational experience applied in project commissioning and quality control. Although not required, an ideal candidate might have prior experience editing or perhaps even writing Level 1 - 5 test scripts for commissioning and quality testing for data center mechanical systems.
Communicates well: Must be able to convey technical processes and instructions clearly and concisely as necessary - both in oral and written expression. Also possesses all computer skills with focus on word processing, spreadsheets, and presentations.
Self-Directed: Must possess ability to translate problem statements into solutions without direction from others.
Main Roles and Responsibilities:
On behalf of Client, this role may be required to perform the following:
Support various Client-initiated programs relating to quality compliance and commissioning of the Client's data center mechanical systems (with an emphasis on cooling systems). Typical tasks may include:
o Edits commissioning and construction quality test scripts for Level 1 - 5
o Supports the Program Cx Manager in data collection, recordation and
o Develop standards and processes for Cx and Quality testing
o Lead as the subject matter expert ("SME") relating to commissioning of all
mechanical systems within the data center
o Monitor existing Cx processes for consistency and adherence to Clients
o Support Cx Program Manager in the proper implementation
of Cx strategy/execution as directed by Client
o Manage Cx reporting & dashboards, develop/maintain metrics
o Work with Project Controls on to evaluate and control major financial risks
that arise within the program and on project sites.
o Track entire teams deadlines and deliverables. Provide regular reminders to
others as necessary to assure schedule compliance.
o Assist in creating overall buy-in of Client's Cx & Quality Program roadmap
o Provide subject matter expertise relating to data center commissioning of all
data center's mechanical system.
Other possible tasks may include any of the following:
Attend Cx meetings, as required. Ensure attendance of CM/GC and key subs/vendors at all Cx meetings
Manage access to the site for Cx vendor
Ensure required project Cx documents are reviewed by CFT per schedule
Ensure all L1-3 deliverables required by contract docs are submitted by the CM/GC & vendors
Escalate critical Cx issues to the CFT for response/resolution
Escalate Cx vendor performance issues to the Cx Program Manager
Assist DC PM and participate in Cx lessons learned
Include Cx vendor in OAC and other project meetings
Ensure QA/QC is being followed and report any issues/gaps
Monitor CM/GC performance & staffing in relation to Cx deliverables
Invoice / Payment Application processing, tracking and reporting
Process pay applications from Cx vendor
Tracking of all key project documents, including submittals, RFI's, change
orders, invoices and payments, lien releases, etc
Coordination and management of all Owner-direct vendors, and consultants
Attend Cx meetings, as required. Ensure attendance of CM/GC and key subs/vendors at all Cx meetings
Project Closeout Assistance
Initiate close out process prior to project completion
Initiate review of FR checklist w/ Owner CFT, track/sign-off on items
Establish close out documentation requirements. Collect and track receipt of all close out documents until completion, including warranties, as-builts, O&M manuals, etc.
Assist with City and/or other Authority final inspections and occupancy process
Manage punch list, substantial completion and final completion process
Negotiate, resolve and close out any outstanding change orders, quality issues
Process and track any final invoices, payment applications, retention payments,
Provide oversight of QA/QC and Cx of project including work performed by General
Contractor, subcontractors and other directly contracted vendors/suppliers.
Support coordination and management of all Owner-direct vendors, and consultants for QA/QC and Cx related activities
Manage QA/QC and Cx meeting invites, GVC, rooms. Ensure meeting agendas/minutes are distributed to the project team by the responsible party
Attend QA/QC and Cx meetings, as required. Ensure attendance of GC and key subs/vendors at all meetings
Ensure GC, subcontractors and vendors provide and maintain project specific QA/QC plans
Ensure required project QA/QC and Cx documents are reviewed by project team per schedule
Ensure all QA/QC and Cx deliverables required by contract docs are submitted by the responsible party
Monitor GC and Cx Agent performance & staffing in relation to QA/QC and Cx activities
Escalate critical QA/QC and Cx issues to the appropriate parties for response/resolution
Escalate GC, subcontractor, vendor, or Cx Agent performance issues to the QCx Program Manager
Communicate weekly to QCx program team to provide project update, critical issues, critical activities, etc.
Provides formal supervision to individual employees within single functional or operational area. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Effectively recommends same for direct reports to next level management for review and approval. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Manages 3rd party project delivery resources/team (typically larger more experienced team). Responsible for identifying training needs, tracking performance, coaching, and motivating team members.

EDUCATION and EXPERIENCE
Bachelor's degree (BA/BS/BEng/BArch) from College or University in a technical area of study. Minimum six years of MEP Infrastructure experience and/or training.
Prior experience in a supervisory position (direct report responsibilities) required if specific duties include direct report responsibilities.
CERTIFICATES and/or LICENSES
PMP (US and/or Canada) and LEED AP preferred.

OTHER SKILLS and ABILITIES
Intermediate skills with Microsoft Office Suite. Ability to read and understand architectural drawings. Knowledge in MS Project, leases, contracts, and construction practices.
